Do you need funding for your next fix-and-flip project?

United Financial Services’ ARV Loan Program allows you to borrow up to 90% of the purchase price plus 100% of renovation costs, but not more than 75% of the after-repair value. Furthermore, you only pay interest on your existing debt, not the rehab holdback, so you don’t have to pay for funds you don’t use.

In the last three years, you’ve completed up to two flips or owned up to two rentals.

INTERMEDIATE INVESTOR

In the last three years, you’ve completed between three and ten flips or owned between three and ten rental properties.

EXPERIENCED INVESTOR

In the last three years, you’ve owned ten or more investment properties (flips and/or rentals).

Up to 80% of the purchase price plus up to 100% of renovation costs; not to exceed 70% of the after-repair value

Up to 90% of the purchase price + 100% of renovation costs; maximum of 75% of the after-repair value

For 2-4 family homes, the price per unit is $25,000.
Multi-Family (5+)/Mixed-Use, $35k per unit

Loan Amount:
For 1-4 family homes, condos, and townhomes, prices range from $50,000 to $7,500,000.
Multi-Family (5+)/Mixed-Use price range from $250k – $10M
